Non-QM Bank Statement calculator.
Add one or more bank accounts, upload 12 or 24 months of statements, correct anything the extraction missed, and see the combined qualifying income a bank statement program would use.
Below 100% if the account has a co-owner who isn’t on this loan.
Most programs default to 50% unless a CPA letter or P&L supports a lower figure.
What is a bank statement loan?
A bank statement (non-QM) loan qualifies self-employed and 1099 borrowers off deposit activity instead of tax returns. It exists because tax returns packed with write-offs can understate real cash flow, which keeps otherwise qualified business owners out of conventional underwriting.
Add every bank account the borrower wants counted — a business checking account, a personal account, even a second business account — upload 12 or 24 months of statements for each, and correct anything an extraction pass gets wrong.
Kwalifai calculates each account on its own terms (its own expense ratio, ownership share, and flags), then combines them into one book summary qualifying income, the way an underwriter reviewing a full set of accounts would.
How the book summary is calculated
Per account: net out the deposits, apply the expense ratio if it's a business account, then prorate by ownership. Across accounts: add the qualifying incomes together.
Book income = Σ (avg. net deposits × (1 − expense ratio) × ownership %)
- Per account: net deposits minus transfers, loan proceeds, and redeposited NSF items, averaged over that account's lookback period.
- Across accounts: each account's qualifying income is summed into one book summary number.
A sole owner's business account nets $18,000 a month over 24 months (50% expense ratio), and a personal account nets $4,000 a month over 12 months (no expense ratio).
- Business: $18,000 × 50%
- $9,000
- Personal: $4,000 × 100%
- $4,000
- Combined qualifying income
- $13,000
What underwriting asks for
Bank statement files skip tax returns, but these still come up.
Consecutive months, every account
The full 12 or 24 months in a row for each account being counted, every page. Gaps or missing pages are one of the most common reasons files bounce back.
Letters of explanation
A short letter for any NSF, large deposit, missing statement, or declining trend the underwriter flags. Keep it factual and specific.
CPA letter or P&L
Needed to document a lower-than-standard expense ratio, or to confirm self-employment and ownership percentage.
Bank statement loan questions, answered
Still unsure how a lender will read your statements? Ask Lowi™ for a scenario review.
This tool is a demo shell: no bank-statement OCR or data-extraction service is connected yet, so every extracted figure is mock data for you to review and correct, not a real read of your statements. Results are estimates for educational purposes only, are not a loan offer or approval, and actual bank statement program guidelines (lookback period, expense ratio, NSF tolerance) vary by investor and are subject to change.
