What drives mortgage rates?

10-Year Treasury yieldThe primary benchmark. When yields rise, mortgage rates almost always follow.
Inflation (CPI)Inflation erodes the value of fixed-income assets, pushing secondary markets higher.
Federal ReserveThe Fed doesn't set mortgage rates, but its policy shifts the cost of capital.
Secondary spreadsThe risk premium lenders add on top of base bond yields to cover operations and risk.

Where the numbers come from.

The 30-year and 15-year fixed rates are Freddie Mac's weekly averages, read from the St. Louis Fed's FRED service. FHA and VA are estimated from the 30-year average using typical spreads. We check for new data every hour; the survey itself is published weekly.
